A Tribute To Mr Lee Kuan Yew

I am deeply saddened with the passing on of one of the world’s greatest leader, our founding father, Mr Lee Kuan Yew. He had dedicated his life fighting for Singapore, strategizing for Singapore and grooming Singapore to becoming a first world nation that is respected and modelled after by many.

It is, by no means, an easy feat developing a country from a third world to a first world nation status within such a short period of time. In the face of adversity and opposition, he stood for what he believed in and yet kept an open mind to all other possibilities. His vision, his leadership in roping in dedicated team of talents and ability to form international alliances for the purpose of building and protecting Singapore is truly remarkable.

Much has been already been said about his greatness with the outpouring of tribute from all around the world. I just want to express my deepest gratitude to our founding father.

Dear investors, Hope you all are doing well!  We are happy to have another successfully completed project.

Here are some photos to share of the 8 Adriatico project that is located next to one of the largest Robinson mall in Manila.  My units are 1 bedroom units on high floor. This project is for long term rental as the demand for rental is pretty good.

The developer, Eton Properties, has a leasing team and is able to help overseas buyers manage the lease and it is up to investors whether they want to lease out as unfurnished or furnished units.  This project should be able to fetch 8%-10% gross yield currently depending on purchase price, payment term and whether the units are furnished or not.  The commission charged by Philippine agents and developer’s leasing team is one month of rental per year of lease.  There is  another half month as fees for helping investors administer the banking in of cheques and sending remittance slips to investors.

So congrats to all investors for long term passive income!

Congratulations to all Centuria Medical Centre investors and buyers!

Hi, We are pleased to announce the completion of the Centuria Medical Centre in Makati, Philippines, whereby the building is almost 50% owned by Singapore investors. Here is a quick summary on my inspection trip to turnover the units.

Other than individual units that some investors have chosen to buy, we have also jointly also bought one whole floor of the project for purpose of leasing to big companies or to sell to one corporate buyer.  I had spent one whole day in the building inspecting each of the units we bought.

The reason for this purchase is clear.  This is Freehold project, located in CBD, which is a Rare Medical Centre that offers Good Value For Money.  It ticks all the boxes.

The indicative gross capital gains should be around 60%-100% depending on purchase price, payment terms and unit facing.  Our purchase price was only around S$300+psf.

Those who bought with spot cash will experience higher gains of almost 100%.  Our investors call this project a Gem.  Rare and valuable.

I am happy with the inspection visit in January as the project is off good style and quality.  Here are some photos to share.

We are now in process of finalizing a long term lease for whole platinum floor with 10% increment in rental per year.  Once Rental Agreement done, investors will get  a copy.

I have found another FREEHOLD, COMMERCIAL SPACE, WITHIN CBD at a good value coming up soon.  We have secured bulk discounts that the public will not get  as I have pre-booked one whole floor again! PRP grads, please keep a look out for our email and SMS soon.

FYI: For my personally owned units in this project, I have received offers from Pharmaceutical companies but I have humbly rejected as I do not wish to kill the golden goose that will feed my family for many years to come.

After a fun-filled trip to the Balesin resort, I visited Alphaland’s office to discuss some upcoming potential projects.  We also visited Major Homes’ offices and also see the model unit of our WK network’s investment into the student accommodation that is located at the university belt area in Manila.

I get to see see how the developer’s company is functioning and met up with the legal department, operations department, engineering team and sales team. I walked away with a peace of mind that everything is running systematically and that our investments are in good hands. What I see is that Major Home is serving a niche whereby there is a lack of quality, condo-styled student accommodation in the densely populated student area. The investors are all keen to own a piece of the property that can generate good yield and more importantly, it is fully furnished, fully managed and freehold at less than S$40,000.  What a value buy!   Property investment is fun and definitely rewarding once you secure the right deals.

Phillipines Property Market Update- Part 1

Dear investors, I have recently gone to the Philippines to visit several developers and to conduct site visits on properties we invested in.  I am proud to share that our investor group has also invested actively into various development in the Philippines over the past few years.   We had invested into student accommodation, mass market condos, high end condos, office units, retail shops, medical centres and even car park lots.

I have identified Philippines to be an undervalued market segment over the past few years and so here are some updates for the readers and investors.

One of our first investments in Philippines is into the student accommodation called  One Archers Place by Eton Properties.  This is located  next to the famous LaSalle University. It is now generating passive income for us every month and purchase price is around S$50,000 per unit with freehold title.

The other project that we bought into is the 8 Adriatico that is also by Eton Properties.  This project is situated right next to the largest shopping mall in Manila, the Robinson Place.  I had gone on site to visit this project that is going to complete by end of 2014.  Here are some photos to share.  Photos feature include Robinson Place Shopping mall and also photos that I have are taken on site and also the views from my penthouse units.

I have met the Eton team of people in charge including the members from Customer Service, Sales Support, Operations, Project Management etc to get updates about the various projects.

The other development we invested in with the same developer is the Eton Tower Makati.  The development has been delayed for completion till next year but I have gotten assurance from the project team of the completion of this prime project.  As you can see from the photo below, the project is already completed to 30th floor at this point of writing. This is one of the best situated projects that is right at the heart of Makati Philippines, within walking distance and sheltered walkways to the Greenbelt shopping malls, the Landmark shopping malls and also to the Glorietta shopping belt.  We secured the freehold properties at only around S$77,000 each unit.  It is one of the good value buys.
